    The first stage is to obtain a free market appraisal of your property, after looking around your property we will discuss the selling price to be achieved looking into current market conditions, requirements and timescales.

  • Instructing Us as Your Agent

    All we need to do is arrange for photographs and measurements to be taken. We advise for the property to be in the best condition at this stage, even externally as this is the first impression people will see.
    We can provide a floor plan however not all properties benefit.

    You will be sent a copy of the sales particulars for your approval and before marketing, we will require you to confirm that in your opinion they represent a fair description of the property.
    We are happy to discuss amendments, maybe a wording change or a different photograph, making sure the property advert is accurate complying with the property misdescriptions act.

  • Energy Performance Certificate (EPC)

    You are required to obtain an energy performance certificate on your property prior to marketing, an EPC is an additional charge and can vary on price depending on the size of your property.
    Upon your instruction, we will arrange for an assessor to pay you a visit.

    An EPC provides a rating on your home based upon energy efficiency and environment impact. This is displayed on a graph ranging from A-G (A being the best) two ratings given the current rating and a potential rating which the property could achieve.

  • Internet Portals

    All internet sites are now updated instantaneously and the Internet is now the most efficient way to look for properties.
    Along with our own site we use Rightmove and Zoopla, we also have our social media sites including Facebook and Instagram.

  • For Sale Boards

    We believe all properties should have one, it’s a free 24 hour tool letting people know ‘I Am For Sale’!
    It’s a great way to create word of mouth for people who live locally and could help people who have not formally decided to move reconsider.
    It is not compulsory to have a For Sale board and we will be instructed by you.

  • Emails for speedy contact

    Virtually all of our mailing of details is now done electronically as it is faster than traditional post and can be picked up at home, work or phone device.

  • Offers

    You will be notified of any offer made to purchase your property.
    It is our duty to achieve the best price possible for your home, checking the buyers ability to purchase as accurately as we can, prior to you making a decision on any offer.
    Not everyone makes the best offer at first; we will work had to achieve an acceptable price for you, looking into related chain of sales and mortgage needs.

  • Average Selling Time

    There is no point in us offering false bold statements on how quickly we can sell your property.
    In our opinion the ‘average’ time from first placing a property on the market to exchanging contracts is around three to four months, some transactions can take much less depending on factors such as: vacant properties, being able to carry out viewings straight away, financial considerations with no property chains involved.
    Delays may occur from surveys, mortgage offers, large chains, occasional covenants, leases and missing paperwork.

  • Progression

    A good agent must follow through from finding a buyer, this is usually just the start. We will liaise with your solicitor and the buyer’s solicitor to ensure all parts of the conveyance proceed smoothly.

    We aim to update you as often as possible.

  • Exchange

    Exchange is the final commitment to selling, your solicitor confirms they are happy with the documentation and funds are in place.
    This stage is when all parties are ready to sign the contract of sale.
    It is at this stage your moving date is set.

  • Completion

    This is the day you move out the buyer will become the new legal owner to the property. Completion only happens when solicitors confirm to the agent completion has taken place only then will keys be released.

    You will have then sold your property!
